Relatively Small Farms and Ranches

  • Upon exit, smaller properties have more potential buyers, especially when being acquired for recreational purposes.

  • Many farmers and ranchers are willing to sell non-producing parcels at lower than market rates (e.g., woodlots, creek bottom, wetlands), yet these ecologies often yield the best wildlife habitats.

  • We will seek out these “mixed” properties, occasionally purchasing larger tracts with a view to create several smaller farms and ranches with healthier ecologies and more successful agricultural returns.

Properties With Appreciation Upside and High Sporting Value

  • Historical trend analysis, local expertise, and a proactive approach to land acquisition will allow us to buy at attractive prices.

  • Priority will be given to properties where limited investment will yield excellent sporting and recreational opportunities.

  • Properties with significant farming and ranching operations often require rehabilitation (waterway enhancement, noxious plant species removal, establishment of wildlife food sources, etc.).

  • Our team of localized, professional conservation managers will create and execute habitat management plans for each property.

Whole-Property Optimization

  • HardPoint’s Whole-Property Optimization methodology enhances properties and drives investor returns by maximizing revenue opportunities while enhancing property value and habitat health. Primary revenue streams:

  1. High-Priority Large Sum Conservation Easements (Federal and State Agencies, Conservation Organizations,and Private Land Trusts)

  2. Farming and Ranching with prescriptive benefit to overall habitat

  3. Conservation Reserve Programs (CRP) and Other Farm Bill Programs

  4. Ecosystem Service-Based Markets (Conservation Mitigation Banking, Water Quality Trading, Carbon Offsets, and others)

  5. Cost Share Conservation Programs


Holding Period Revenue

  • Whole-Property Optimization generates returns that accrue to investors from multiple income sources and reduces costs through various government and private conservation programs.

 Exit Strategy

  • Prior to the closing of the Fund’s expected 10-year partnership, properties will be actively marketed for sale. Our target buyers will be sportsmen and conservation-minded entities who value properties with healthy wildlife and fisheries ecosystems and will pay premium prices to purchase them (The “Sportsman Premium”).

Preferred Return

  • The Fund has a Preferred Return of 8.5%, which is paid to investors prior to the General Partners earning any profits.
